Where they were stuck
The property management industry in the Middle East was scaling fast — but the tools weren't keeping up. Managers running short-term rentals across platforms like Booking.com, Airbnb, Agoda, VRBO, and Expedia had no unified system. Every additional listing on every additional channel added another manual process to an already fragile operation. Double bookings were frequent, guest check-in required physical staff presence every time, and maintenance requests were tracked through WhatsApp with no accountability. Growth itself had become the bottleneck — every new unit multiplied operational chaos, not linearly, exponentially.
What we built
We engineered Accez as a dual-portal platform unified by a shared real-time data layer. The property manager portal is the operational nerve center — a unified booking calendar integrating 400+ channels, conflict-detecting reservation logic, work order management, and staff access controls. The resident portal replaces every friction point that previously required staff mediation — QR-code property access, visitor pass generation, digital check-in, and self-service amenity booking. The hardware-software bridge is IoT access management: smart locks read cryptographically-secured QR codes, with every access event logged in real-time to the manager dashboard.
How we engineered it, phase by phase
Discovery — mapped the full operational workflow across 30+ property managers to surface edge cases
Architecture — designed a real-time event-driven system built on Socket.io with PostgreSQL as the source of truth
Channel sync engine — built reliable sync across Booking.com Connectivity API, Airbnb Host API, and iCal fallback
IoT integration — qualified smart lock hardware and built the QR-credential protocol layer
Dual-portal delivery — web-based manager dashboard (Next.js PWA) + mobile resident app (React Native)
Production rollout — progressive deployment across pilot properties before scaling to full portfolio
